Resident Registration of Your Address (전입신고) in Korea

You just moved into a new home and need to report your address — this simple step is also what legally protects your rental deposit.

Medium riskResident Registration Act (주민등록법) & Housing Lease Protection Act (주택임대차보호법)

Applies to

tenant · employee · student

Quick answer: Report your move-in (전입신고) within 14 days at the community office (주민센터) or on Government24. Combined with living there, 전입신고 gives you 대항력 (your lease binds even a new owner). Also get a fixed-date stamp (확정일자) on your contract to gain 우선변제권 (priority to be repaid your deposit). Doing both on move-in day is the single most important thing for deposit safety.

What Korean law says

  1. ·Under the Resident Registration Act, a person who moves must report the new address within 14 days; late reporting can incur a small fine.
  2. ·For tenants, 전입신고 plus actually living in the home creates opposing power (대항력) from the next day — your lease is then enforceable against a person who later buys the property.
  3. ·A fixed-date stamp (확정일자) on your lease contract adds a priority repayment right (우선변제권): if the home is auctioned, you are repaid your deposit ahead of creditors ranked after your date.
  4. ·Foreign residents report their stay/address through the relevant resident/immigration procedures; keeping your registered address matching where you live is important for both deposit protection and official mail.
  5. ·If you move out and cancel 전입신고 before your deposit is returned, you lose 대항력 and priority — so never cancel it until you are paid.

Required conditions

  1. ·You have moved into a residence in Korea.
  2. ·You have your lease contract and ID/ARC.

What to do next

  2. 2Bring your lease contract to get a 확정일자 stamp (at 주민센터 or the court/online) the same day.
  3. 3Keep the stamped contract and a resident registration copy (주민등록등본) as proof.
  4. 4Never cancel 전입신고 or move your address out until your deposit is fully returned.
